RENTAL AGREEMENT
I. The Parties
This Short-Term Rental Agreement (“Agreement”) made on this date of ________________________ is between the following:
An individual known as _______________________________ with the mailing address _______________________________________________________________(“Tenant”).
AND
Two (2) individuals known as Lydia Saputo and Eduardo Minicozzi situated at Los Lagos 57, Casa de Campo, La Romana, 22000 (“Landlord”).
Landlords and Tenant (“Parties”) agree to the following terms and conditions:
II. The Property
The tenant(s) agrees to rent the residential dwelling described as a Villa with a mailing address of Los Lagos 57, Casa de Campo, La Romana, 22000 (“Property”). The Property consists of 5 bedrooms and 6 ½ bathrooms. Your Terms and Conditions section is like a contract between you and your customers. You make information and services available to your customers, and your customers must follow your rules.
I. Furnishings
The property is furnished by the Landlord. Landlord shall provide the following furnishings as part of this Agreement:
Bedroom Sets – including but not limited to beds, pillows, sheets, nightstands, and lighting fixtures.
Dining Room Set – Including but not limited to tables, chairs, and other items that complete a dining room set.
Kitchenware – Including but not limited to pots, pans, utensils, cleaning supplies and other everyday items that complete a kitchen set. The use of the stove and oven is prohibited by the Tenants.
Living Room Set – Including but not limited to sofas, couches, Smart televisions, and other common living room items.
Other – This Villa is fully furnished. There is free Wi-fi, free parking, free bathroom amenities such as shampoo, conditioner, lotion, cotton swabs, hair dryers, etc.
II. Staff and Services
Included with the Property rental is a dedicated staff of 4 individuals, including a chef, butler, housekeeper, and groundskeeper. The staff will be available during specific hours to provide services as outlined below:
a) Chef: will prepare daily meals as per the Tenants’ preferences and dietary requirement.
b) Butler: will attend to the Tenants’ needs, including serving meals, drinks, arranging activities and ensuring overall Tenant satisfaction.
c) Housekeeper: will maintain the cleanliness of the Property, including daily housekeeping services and laundry.
d) Groundskeeper: will ensure the outdoor areas are well-maintained.
Staff hours are from 8:00 AM to 5:00 PM. The chef and butler will remain later when meals are being served and is requested by the Tenants.
Gratuities for the Staff: It is customary for the Tenants to extend gratuities to the staff in appreciation for their hard work and exceptional service. To help you plan, here are recommended guidelines.
$20-$25/day per staff member (depending on the number of guests). Gratuities are to be paid in cash and it is suggested to be hand delivered to each staff member.
I. Parking
The Landlord shall provide parking as part of this Agreement in the form of 3 full size parking spaces plus 3 parking spaces for golf carts.
II. Period and Guests
The total amount of Tenants allowed to stay at the Property for any period is limited to 14 people. The Tenants are not permitted to have more people than agreed upon at the signing this Agreement.
III. Start and End Dates
The term of this Agreement shall begin ___________________________________ and end ___________________________________________________ (“Rental Period”)
The Tenants shall be allowed to check-in at 3:30 PM and check-out at 11:00 AM.
IV. Rent
The rental fee due by the Tenant to the Landlord shall be in the amount of ______________________per night during the rental period.
I. Security Deposit
The Tenant is not obligated to pay a Security Deposit as part of this Agreement. However, must provide a valid credit card in case of any incidentals.

I. Pets
Under No circumstance shall the Tenants be permitted to have any pets on the Property unless approved by the Landlords. No pets are permitted on any of the furniture, including sofas, couches, chairs, tables, beds etc.
II. Fees, Taxes, Payment, and Deposit
A deposit of 50%, in the amount of _______________USD is due upon signing this Agreement. The balance of 50%, in the amount of _________________USD will be paid 10 days before arrival.
No refund will be applied if canceled within 30 days of the check-in date.
The Tenants shall be responsible for the following:
Golf Cart Rental - All Tenants renting private villas or apartments at Casa de Campo must register with the Villa Owners Club, and for a daily resort fee, are granted full access to resort areas and amenities.
COSTS AND INCLUSIONS
Per person, per day rates are:
$25/ adult (12 years of age and older)
$12/child (Between 4-12 years old)
Free for children under 4 years of age
This fee is not included in the Property rental fee. This resort fee will be paid directly by the Tenants to Casa de Campo Owners Club by credit card when registering at the gate.

III. Termination
Landlord and staff have the right to inspect the premises while the Tenants are occupying the Villa. Should the Tenants disrespect the property and/or the staff and violate any of the terms of this Agreement, the Rental period shall be terminated immediately.
IV. Utilities
The Landlord shall be responsible for providing the following utilities: Wi-fi, Electricity, Oil/Propane, Trash Collection, Water.
V. Maintenance and Repairs
The Tenants shall always maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and respectful manner. The Tenants shall pay for the maintenance and repairs should the premises not be left in its original condition.
VI. Subletting
Tenants shall not be permitted to sublet the property.
VII. Quiet Enjoyment – Villa Rules (see Annex 1)
The Tenants shall behave in a civilized manner and shall be considerate to neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.
All noises must be kept to a minimum each night beginning at 11:00 PM.
VIII. Smoking
Any and all forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside.
IX. Landlord’s Liability
The Tenants and the Tenant’s Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants and the Tenants should purchase their own insurance for Tenants and Guests is such coverage is desired.
X. Attorney’s Fees
Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
XI. Use of Property
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property and that Tenants do not intend to make the property a residence or household.
Tenants agree to use the property solely for residential purposes and not for any illegal or commercial activities.
XII. Occupancy
The property shall be occupied only by the named Tenant and the specified number of guests, not to exceed 14 people.
XIII. Shortened Stays and Conditions
There shall be no refunds of rental fee due to shortened stays or unexpected circumstances because of weather conditions or for any other reason.
XIV. Fireworks
The Parties agree that Fireworks and other hazardous materials may not be used in or around the Property.
XV. Keys
There will be keys provided to the Tenant(s) at the time of possession of the Property. If the Tenants lose any of the house keys or golf cart keys, there will be a penalty of $150.00 USD, for every key lost.
XVI. Possessions
If any valuable items are left behind by the Tenants, we will make every reasonable effort to advise the Tenants and make arrangements for their safe return. If items are not claimed after a maximum period of 6 months, we will no longer be responsible for the return of the item(s). The Landlord shall not be held responsible nor liable for the condition of said items left behind by the Tenants.
XVII. Notice
In the event written notice is required, the Parties shall be contacted at the e-mail addresses set forth in Section 1 of this Agreement.
XVIII. Landlord’s Contact

XIX. Governing Law
This Agreement is governed under the laws of the Dominican Republic.
XXIV. Severability
In the event any provisions or part of this Agreement is found to be invalid or unenforceable, only that particular provision or part so found and not the entire Agreement, will be inoperative.

ANNEX 1
HOUSE RULES:
· No wet bathing suits, towels, and sunscreen are allowed on the inside furniture.
· We ask that all air conditioning be TURNED OFF when not in use. This includes the bedrooms, dining room, and living room.
· Caution around the pool area, the floor is slippery when wet.
· Any damages caused by the Lessee, or their guests will be the responsibility of the Lessee.
· It is established that the tenant may not sub-rent the VILLA, in part or its entirety.
· There shall be no disorderly conduct in the VILLA that disturbs the peace and tranquility of the neighbors and the community of Casa de Campo.
· It is prohibited to have music at a decibel level that causes discomfort to the neighbors. The tenant and its guests must always ensure they respect and consider the guidelines and rules of Casa De Campo.
· Neighborhood complaints or any violation of the rules and regulations established in this agreement is considered sufficient cause for immediate termination of your stay with all monies paid forfeited.
· The Tenant acknowledges and accepts that the Landlord is not responsible, nor will be subjected to any lawsuits for damages or injuries suffered by the tenant or any of his guests within the Villa or in the community of Casa De Campo
· No pets are allowed on the premises.
· Smoking is strictly prohibited inside the Villa.
